The first meeting with the homeowner is established to review plans, specifications, and material selections, if a client does not have plans, or even a lot to build on, this is a great time for us to provide guidance and assistance with all of their needs. This is also the time to review contract options.
Bidding and Contract
We conduct meetings with our subcontractors and vendors to create a thorough budget analysis. From this analysis we produce a bid to submit to our client. Once the bid is reviewed and agreed upon, we sign the contract and begin construction.
Permits and Foundation
At this phase we obtain all necessary permits, mobilize and start construction. We clear the building site, set foundation forms, install plumbing lines, and pour the foundation.
Framing
After the foundation, we frame the house, install the cornice, install the windows, and typically install the exterior doors. This is generally the stage most clients enjoy, and they can begin to visualize exactly what their home is going to look like in both size and scale.
MEP Installation
MEP is the mechanical, electrical and plumbing installation. At this stage we highly recommend a meeting with the clients on site to review location of lights, receptacles, switches, and outlets for comfort of everyday living. Architectural plans are often sufficient, however we realize that everyone is different, it might be something simple, such as adding an electrical outlet inside a drawer for a unique appliance or an automatic water valve outside for pets. This is the best time to review the MEP’s.
Roofing and Exterior Finish
At this stage we install the roof and the exterior veneer. Whether it is stone, stucco, siding, or any combination of possible finishes, this phase distinguishes the exterior style of the home. We also go through a multitude of inspections at this time.
Sheetrock and Texture
At this time we install the interior wallboard, tape and float, and texture. Other options include but are not limited to interior stone work, lath and plaster, and Venetian plaster. This is also typically when we install the garage doors and begin securing the interior of the house after hours.
Cabinets and Trim
This stage includes the installation of cabinets and interior trim. This is also one of the best opportunities to create style and flair in a home, as the options here are limitless. From a simple cottage style block trim with painted shaker style cabinets, to opulent stained wood arches and compound moldings in exotic species of wood; this is one area where a client can absolutely make a statement about their home. We highly recommend another site meeting at this time because there are so many combinations in trim and cabinet selections an owner can choose from. From cabinet door and drawer layout to closet rod and shelf location, this is one of the most individualized areas of the entire construction process.
Marble, Granite, Tile, and Paint
This is the phase of construction where we install bath and floor tile, counter tops and special items such as marble columns or tile wainscot. We also do the interior painting and faux finishes when requested. At the exterior we also install gutters, driveways and do the final grading of the lot in preparation for sprinklers, rain collection systems and landscaping.
MEP Trim and Landscaping
Nearing completion, we now have the mechanical, electrical, and plumbing fixtures installed. We finish any wood flooring, do paint touch-ups and do a thorough rough cleaning. At the exterior, this is the time to install the landscaping.
Final Finishing
This is the end of construction where we install carpet, shower glass, mirrors, hardware, and do the final cleaning. We go through the final inspections and obtain the certificate of occupancy.
Completed Project
We have reached the end of the project and have a final walk of the home with the clients to answer any questions and deliver the keys. As home systems become more complex, we find this tour of the home to be more and more important to help familiarize the owners with audio, lighting, thermostat, security, pool, and appliance controls.
